EXPANSION POTENTIAL:

1. INCREASE OCCUPANCY RATE:
Right now at 80%, which is presumably already one of the highest in our area. Putting on sale also vacant gaps of 1-4 nights between longer reservations, occupancy rate can be further increased.

2. CUT DOWN ON CHANNEL COMMISSION:
Apart from our own website, right now the only channel we are working with is booking.com. About 70% of our nights are sold via booking.com. About 30% are sold via our own website. Channel commission on booking.com is 15% of the reservation price. Overall commission expenses reduce themselves naturally the longer we stay in business (return customers who reserve directly with us). They also can be actively reduced by improving our website in terms of functionality (booking function instead of email contact), by improving our websites SEO and by adding listings to other channels with lower commission rates.

3. INCREASE NUMBER OF ROOMS:
Right now we are operating with 4 own rooms and 1 room in sublease. By acquiring more units in the same building or by adding other units in sublease to the portfolio, the number of nights for sale and therewith the income can be increased. With every new own room yearly turnover / profit are increased by 240.000 THB / 198.000 THB at current occupancy rate.
